Anheuser-Busch
Anheuser Busch had two separate offices. Their Asia Pacific regional headquarters was housed in a Grade A office building on Nanjing West Road, but their sales division was in a Grade B office building in the Jing An District.
The Challenge
Savills' challenge was to identify a suitable building to house the two separate bodies, satisfy the differing requirements of the different business units of the company, and achieve a rental rate that would be acceptable to the company's two currently separate entities.
Our Strategy
Savills first undertook an in-depth assessment and analysis of Anheuser-Busch's requirements. These requirements were then prioritized and matched against the available options in the market. We recommended that Anheuser Busch focus their attention on a new building, which offered greater flexibility, higher standards of technical specifications and a discounted rental rate to entice multinationals to commit early. Savills also encouraged Anheuser Busch to enter into early discussions with their existing landlords to negotiate for short term extension on their existing leases to be in line with the development of K.Wah Centre.
The Outcome
Savills' thorough understanding of Anheuser-Busch's needs enabled us to identify a building that closely matched their requirements. The commercial leasing terms achieved by Anheuser Busch was one of the most competitive and flexible at K.Wah Centre. The extension of Anheuser-Busch’s existing lease allowed them sufficient time to plan and execute their relocation plans smoothly.
